Elizabeth helps corporate occupiers, educational institutions and investors leverage their estate portfolios to meet their individual objectives.

She strategically negotiates disposals, acquisitions and development projects.

A Legal Director in our Corporate Real Estate team, Elizabeth advises on the full spectrum of non-contentious real estate work, including acquisitions and disposals, landlord and tenant work, portfolio management, and complex development transactions.

Her experience in acting for major corporate occupiers includes advising owners of significant landholdings across the UK on the management of their estates, lettings, negotiation of rights with adjoining owners to facilitate development, and consolidation and disposal strategies designed to maximize financial returns.  She has experience in advising investors, including major corporate pension funds on all non-contentious matters pertaining to their portfolios — from lease negotiation and management matters, through to investment acquisitions, disposals and redevelopment projects. This experience of seeing things from "all sides of the table" has proven to be valuable in concluding negotiations efficiently and favorably for her clients.

Elizabeth co-leads our education estates sector team and supports many further and higher education institutions in realizing their estates strategies. She is experienced in advising institutions on campus acquisitions, capital projects and strategic disposals, as well as forward-funded projects, such as income strip transactions. Elizabeth is an active member of our student accommodation team, advising institutions on capital projects, accommodation terms and conditions, and nominations arrangements and regularly provides training and briefings to clients in this area.

Prior to training as a solicitor, Elizabeth worked within the Higher Education sector. Her experience has given her a deep understanding of the specific challenges and considerations impacting institutions when undertaking such projects, including governance and charity law considerations and the impact of the academic year cycle.

If you are an educational institution looking to consolidate or leverage your estates portfolio, Elizabeth can provide strategic advice to guide you to the best option, whether your intention is to generate capital returns, establish long-term income streams, or both. If you are entering into strategic collaborations with other institutions or the private sector, Elizabeth can advise on the property aspects of joint ventures and commercial collaboration agreements. She works closely with colleagues in our procurement, charities, tax, planning and environmental and construction teams to provide holistic solutions.

Elizabeth has a strong interest in the education sector and advises a number of educational institutions on all aspects of their occupational premises and the real estate aspects of commercial and collaboration agreements.

Elizabeth's experience includes:

  • acting for a client within the restaurant sector on the assignment of its portfolio of leasehold premises and negotiating rental concessions acquisitions, development, disposals and general estate management work.
  • advising a large corporate occupier and owner of significant landholdings across the UK on their disposal strategy relating to land identified for development
  • leading the team advising a higher education institution in connection with a forward-funded student accommodation development project, by way of an income strip model with an institutional investor
  • acting for a further education college on the partial disposal of their campus to be redeveloped for commercial, educational and residential uses to generate funding to develop a new campus on its retained site; this ambitious project involved multiple stakeholders, leasebacks to enable relocation, negotiation of complex mutual rights with neighboring landowners and overage provisions
  • advising a higher educational institution on the development and disposal of surplus estate in a strategic location adjoining its main campus, by way of a contractual joint venture with a developer — the joint venture structure was designed to deliver maximum financial returns for the institution, while minimizing its exposure to development risk
  • leading the team acting for a higher education institution in relation to the development and letting of a large area of estate in a strategic location, for multiple commercial and collaborative uses, with a view to both long-term income generation for the institution and potential future onward sale to an investor — this utilized an innovative partial turnover rent lease structure
  • Diploma in Legal Practice, Cardiff Law School, 2002-2003
