Richard Lampert

Richard is a Partner in the Real Estate group in our London office with almost 30 years' experience.

While his early work was in buying and selling, Richard has evolved his position to work on a number of firsts in fund establishments, many joint ventures, tricky real estate fundings and structured finance.

His principal work has been for an institution, where he set up a number of market firsts for different funds and then populated them with a variety of assets. In particular, the one benefitted from Gordon Brown’s six-monthly moving of the goalposts, enabling us to learn new tricks each time which made life fun. Of course, that was some time ago, but it fixed in Richard the need for agility to keep at the forefront of the sector. 

In addition to developing, buying and selling, Richard also manages the assets. He firmly believes one needs to be responsible for the asset having acquired it; without that, how can one deliver the later sale. 

Overseas money has also kept Richard busy – Chinese, Hong Kong, Saudi, Israeli, all with differing aims. Each has presented challenges, with differing understandings and approaches, but each of them helps educate one and open up new trains of thought.

Richard is also working on significant structured finance projects, focussing on bonded real estate. He is acting for some of the largest funders in the market, working closely with colleagues to expand a market to challenge traditional property finance and income strip models. 

Richard's recent experience includes: 

  • establishing the market's first property Authorised Contractual Scheme for Scottish Widows, followed by the second for Royal London
  • selling almost the whole block of the north-eastern end of New Bond Street from Maddox Street up to Hanover Square and over to George Street to a variety of buyers, splitting up an estate that started to be pieced together in the 1980s
  • the sale of Bedfont Lakes to M&G's PAIF for £166 million
  • bond financing of the acquisition of Croxley Park for Goldman Sachs, in a £400m+ transaction
  • various bond financings for Phoenix in a variety of sectors
  • acquiring, financing and developing a 275-unit residential site at Battersea for Avanton together with a new headquarters for The Royal Academy of Dance
  • acquiring various corporate wrapped structures for a variety of development/investments
  • acquisition of various Mayfair sites and subsequent redevelopment into residential apartments
