Eversheds Sutherland has advised long-standing client Royal London Asset Management (RLAM) on the largest ever launch of a UK property fund, with portfolio worth over £2.7bn.

This flagship fund was seeded by the transfer of two existing Royal London property portfolios and includes commercial property across all major sectors (industrials, offices, retail warehouses, shopping centres), and regions including properties in New Bond Street, Covent Garden, Trafalgar Square, Oxford Street and St Paul’s. It is designed to provide substantial domestic and foreign institutional investors with exposure to the UK commercial real estate market.

The fund is structured as an Authorised Contractual Scheme, and has a property authorised investment fund (PAIF) feeder fund.

The Eversheds Sutherland team was led by financial services partner Julian Brown, who worked alongside real estate partner Richard Lampert, financial services partner Pamela Thompson and funds tax specialist Camilla Spielman. The team also comprised tax specialist John Buckeridge and senior associate Hannah Jones.

    Julian Brown commented:

“We are delighted to have advised Royal London Asset Management on this innovative ACS/PAIF feeder fund structure and launch. Our real estate, funds and tax teams worked seamlessly to bring invaluable expertise throughout. The success of the project was made possible through a collaborative effort of the teams at RLAM, and its property panel member firms.”
