Balraj is a specialist residential property advisor in complex statutory residential landlord and tenant matters with particular expertise in leasehold enfranchisement, rights of first refusal, mixed use properties and residential tenancies. He also has extensive experience of high-value residential property transactions, predominantly in the Central London area, including acquisitions, development, disposals and finance.
His wide range of clients include real estate investors, developers, high net worth individuals, banks and institutions. He has extensive experience of international clients and working closely with them and their other professional advisors. He provides diligent and commercially sound advice with a strong emphasis on progressing deals efficiently and quickly.
Balraj has acted on numerous high level transactions including:
- advising an institutional funder in relation to rights of first refusal and enfranchisement structuring and bulk unit sales and sub-sales for a mixed use development scheme with a value of £520 million;
- the investment portfolio acquisitions on the Cadogan and Grosvenor Estates for the first residential unit trust property fund with a combined value in excess of £50 million;
- the successful development and disposals of 35 luxury apartments in Marylebone involving one of the landed Central London estates with a value of £110 million;
- the acquisition and disposals of apartments and houses in prime London locations including the One Hyde Park development in Knightsbridge;
- securing 90 year statutory lease extensions to numerous leasehold properties on the prestigious Grosvenor, Cadogan and Wellcome Trust Estates;
- acquisitions and disposals of houses and blocks of flats in Mayfair and St Johns Wood by way of leasehold enfranchisement.
Balraj is currently acting for a developer in relation to a prime London development of 90+ luxury apartments with a value of £900 million and manages one of the landed prime London estates.
