David Emberson

David is a real estate law partner and helps investors buy, develop, manage, and sell commercial property. 

He has particular experience in the industrial and logistics sector.

David is a Partner on the Investor team of our Real Estate practice where he has worked since 2003.

He is experienced in all aspects of real estate law and has extensive experience in acting for institutional clients in connection with acquisitions and disposals, including corporate wrappers, landlord and tenant, development work, and real estate finance work. His work encompassed a number of different sectors but with a particular focus on the industrial and logistics sector, acting primarily for investor clients but also lenders in this sector.

David has acted for a number of institutional investors over the years, including the following key industrial and logistics transactions:

  • 2012 – the sale of four multilet industrial estates for £204m
  • 2012 – acquisition of a logistics property in Burton upon Trent for £15m
  • 2013 – sale of IQ Winnersh for £245m
  • 2013 – acquisition of logistics property in Northampton for £13.6m and subsequent sale in 2018/2019
  • 2014 – acquired three big box distribution warehouses for £49.5m from Harbert
  • 2014 – sale to Logicor of six logistics properties for £153m
  • 2015 – acquisition of SEGRO Park, Bracknell
  • 2016 – advising SEGRO on JV with Roxhill and potential development of more than 10m sq. ft. of big box logistics in SE and Midlands
  • 2016 – acquisition of 210,000 sq. ft. prime distribution warehouse in Northampton and sale of two newly developed hotels in London
  • 2016 – acquisition of GP2, Grange Park, Northampton for £20.5m
  • 2017 – acquisition of G Park, Crick, and sale of Basingstoke Industrial Estate to Legal and General
  • 2019 – asset sale and share sale of portfolio of seven big box warehouses to a fund advised by Morgan Stanley Real Estate for £241m 
  • 2020 – acquisition of Gateway South, Coventry, being a 450-acre site adjacent to Coventry Airport
  • 2020 – acquisition of Electra Business Park, Canning Town for £133m from Schroders
  • 2021 – property swap transaction between SEGRO and Schroders whereby SEGRO acquired a 256,000 sq. ft. urban warehouse estate in West London for £140 million and Schroders acquired a portfolio of UK big box and urban assets totaling 880,000 sq. ft. for £205 million
  • 2021 – acquisition of two north London logistics assets located in Walthamstow and Waltham Cross, from a private seller for an undisclosed price
  • 2021 – corporate acquisition for a confidential investor of 44 logistics assets in the UK
