Ciara is a Senior Associate in our Real Estate department.

She has extensive and practical experience in all areas of commercial property law including negotiating complex real estate transactions and commercial leases for landlords and tenants (office, primary care centres retail, leisure, and hotels), acquisition, disposal and asset management of Irish property including site assembly, development and financing of property assets, re-structuring and refinancing of property assets, and complex title reviews including planning law and procedure.

Ciara specialises in the acquisition, development and disposal of renewable energy projects including on-shore wind farms, solar parks battery storage and Biomass facilities. Ciara has advised international investors and investment funds, investing in the Irish renewable energy market, developers and land owners in this sector. She has also advised in relation to the acquisition financing and development of a number of primary care centres, medical centres and nursing homes. This involved advice on forward funding agreements, leases with the Health Service Executive, GP’s and other healthcare providers both acting for landlords, developers and tenants.

Recent client experience includes:

  • Advising a technology company on site acquisitions including agreements for lease and leases regarding the construction of 5 Data Centres with SDCC.
  • Advising on the purchase of Mount Juliet Hotel and Estate and Citywest Hotel and adjoining site and on-going asset management work.
  • Advising a UK Fund, on various site acquisitions for the joint development of Primary Care Centres in Mullingar, Tallaght, Rialto and Crumlin.
  • Lead Legal advisor in advising on a number of solar parks in relation to site acquisition, planning and environmental issues and developments rights.
  • Advising on the sale of various office developments in Dublin in as part of a large property portfolio including, preparing detailed review of complex component titles, reviewing and reporting on all occupational leases, drafting contracts for sale, resolving complex PRA registration/title issues and co-ordinating all pre-contract VAT issues.
