Practice notes

Melissa is a Senior Associate in our Real Estate Department.

She has advised both national and international companies as both landlord and tenant during the negotiation and completion of varying lengths of leases. Melissa has extensive and practical experience in all areas of commercial property law including negotiating complex real estate transactions and commercial leases for landlords and tenants (office and retail); acquisition, disposal and asset management of Irish property including site assembly; development and financing of property assets; re-structuring and refinancing of property assets; and complex title reviews including ground rent and superior interest issues, planning law and procedure.

Melissa specialises in the forward funding acquisition of development sites for the purposes of social housing through numerous housing agencies as well as private developments. Melissa has advised on such developments from acquisition stage through the planning stage and to final completion of the properties.

Her recent experience includes:

• Advising on the procurement of various developments nationwide as part of a large property portfolio including preparing detailed review of complex component titles and forward funding finance.

• Acting as Lead Real Estate Advisor for an Aviation Engine rebuilding company on the procurement of residential Properties within the Dublin area and the refinance of numerous commercial properties nationwide.

• Negotiating and advising on numerous commercial leases for each of a retail client’s stores.

• Acted as Lead Real Estate Advisor advising on the procurement of various commercial properties within Dublin as part of a large property portfolio including preparing detailed review of complex component titles; resolving complex PRA registration/title issues; and co-ordinating all pre-contract VAT issues.
