Rachel is a Senior Associate in Eversheds Sutherland’s real estate department.
She advises on all aspects of property law transactions and has significant experience working for developers, investors and funds on large scale residential and commercial property sales and acquisitions and the management of their real estate portfolios. Rachel has varied experience and wide ranging experience including advising in relation to complex title issues, refinancing and all property aspects of banking, corporate and commercial agreements.
Rachel also advises both landlords and tenants alike in relation to both residential and commercial leases, surrenders, re-negotiations and general estate management of leased properties, and has drafted and negotiated agreements for lease, leases, licences, renunciations, surrenders, side letters, variations, rectifications etc. Rachel also advises clients on interpreting existing lease terms, break options, renewal rights, rent review provisions, yield up and dilapidation provisions as well statutory obligations.
Recent client experience includes:

Acted on behalf of an agricultural state agency in relation to their property portfolio to include advising on title issues, the sale and purchase of commercial and industrial properties, registration of all properties in the PRA, including first registration.

Associate to lead partner in the acquisition of an office building at Schoolhouse Lane East, Dublin 2. The transaction involved raising extensive pre-contract enquiries and negotiation with the vendor’s solicitor in relation to complex title issues and planning matters.

Assisting team in the disposal of residential assets to third party purchasers to include review of title, addressing pre-contract queries and negotiation and completion of each individual contract for sale.

Advising on various transactions granting financial facilities to purchasers of commercial properties and development lands involving a review of complex title matters, lease arrangements in places with occupational tenants, planning matters and providing a detailed report as to title, planning and other aspects of the transaction.

Assisting team and lead partner in a significant property acquisition. The transaction involved a review of title, planning and the various occupational leases in existence.
