Terry was made a Partner in our Real Estate Department in 2018. Our real estate practice is ranked as Band 1 in Legal 500.

Terry is a Partner in our Real Estate Department. He has extensive experience in a wide range of areas of commercial real estate law. Terry advises property developers, banks, alternative lenders and investment funds on the acquisition, development and disposal of commercial real estate.

Terry O’Malley recently advised Aviva Investors on the forward funded acquisition of a 102 roomed hotel pre-let to Premier Inn on a 20 year term certain lease. This was a key acquisition for Aviva Investors’ European long income fund.

Terry focuses on advising occupiers on complex commercial leasing transactions and general estate management. Terry and his team act for a number of leading global retailers. He continues to advise retail occupier Frasers plc on their substantial expansion in the Irish market. His team has completed agreement for lease acquisitions in the last 24 months for our client to take up occupation of significant anchor store premises at shopping centres in Mahon Point, Whitewater, Athlone, Blanchardstown, Clerys Quarter and Bray. His team also recently acted for Frasers plc on the acquisition of Corrib Court Shopping Centre in Galway and the Eason’s building on Patrick Street in Cork. Terry and his team also recently acted for new retail client, Castore, on the negotiation of a lease for its flagship store to be opened on Grafton Street later this year.

Terry is also recognised as having an expertise in the social housing sector where he has acted for state bodies, developers, banks, investment funds and alternative lenders on social housing development schemes and long term leasing transactions. Some of Terry’s clients who are active in this sector include the Land Development Agency, Bluemont Developments, Twinlite, iCare, Principal Real Estate, AIB and Arena Investors.

Terry has had articles published in the Law Society Gazette (cover story), the Sunday Business Post, CIF magazine, Retail Ireland Magazine and he was interviewed and quoted extensively by the Currency for his opinion on the risks to commercial tenancies during the COVID-19 pandemic.
